The Homeowner Stability Project provides legal assistance to New York City homeowners threatened with the loss of their 1-4 family homes, coops, and condos. 

The nine awardees that make up the Latham & Watkins LLP team have demonstrated exceptional pro bono service through their work with the project, and particularly through their dedication to advocacy on behalf of an HSP client throughout these past three years.

Referred to the project by the New York Attorney General’s office, the team’s client is a retired, visually impaired man who has lived in his home for over 20 years. After he began experiencing financial difficulties that resulted in the commencement of foreclosure proceedings, he was approached at his home and offered an agreement for a short sale to resolve the foreclosure lawsuit – with a promise that he would be able to continue living in his home. Unaware of the broader implications, the client fell victim to a much larger scheme to demolish his home in order to develop a large condominium building. A court order was also obtained to eject him from his home.

The client needed legal assistance in such dire circumstances, and the Latham team stepped in and agreed to take the case. They appeared on the client’s behalf in a lawsuit and filed several counterclaims seeking to cancel the fraudulent sale and return ownership of the home to the client.

This incredible team has been dutifully and extensively prosecuting this case. In doing so, they have displayed a very high level of professionalism, responsiveness, and eagerness to help. They have produced excellent work at all stages of litigation – from pleadings to motion practice to discovery. Most recently, they have been attending court appearances for oral arguments concerning an ongoing discovery dispute.

Although the case is still ongoing, the team’s collaborative spirit, exceptional teamwork, and shared commitment to advocating for their client in a highly complex and challenging case are worth acknowledging and celebrating. Our client would not be able to remain in his home pending this litigation if not for the Latham team.
